These terms apply to everyone who uses urbansmithstays.com and to every stay booked through it. By booking a stay with us, you agree to them on behalf of yourself and everyone in your group.

Who we are

Urban Smith Stays is a family-run short-term rental business in Houston, Texas, owned and hosted by Taylor and Amanda Smith. In these terms, “we”, “us” and “our” mean Urban Smith Stays, and “you” means the person making the booking (the lead guest).

Booking and payment

• Bookings are made through the booking system on each property page, which is provided by our booking partner, Hospitable.
• The total price for your dates, including any fees and taxes, is shown before you confirm. Payment is taken as shown at checkout.
• A booking is confirmed only when you receive a booking confirmation by email.
• The lead guest must be of legal age to enter into a contract and must be part of the stay.

Cancellations and changes

The cancellation policy for your booking is shown before you pay and is included in your booking confirmation. Refunds are made according to that policy. To change or cancel a booking, contact us as early as possible. Changes depend on availability and may change the price.

Check-in and check-out

Check-in and check-out times are shown on each property page and in your booking confirmation. Early check-in or late check-out is only possible when agreed with us in advance. Arrival instructions are sent before your stay.

Guests and occupancy

The maximum number of guests is shown on each property page. Only the guests included in your booking may stay overnight. Visitors and gatherings are allowed only where the property’s house rules permit them.

House rules

Each home has its own house rules, shown on the property page under “Things to know” (for example pets, smoking and events). These rules form part of these terms. Please treat the home, its neighbours and the neighbourhood with respect. We may end a stay without a refund if the house rules or these terms are seriously broken, for example through unauthorised parties, smoking indoors or exceeding the guest limit.

Looking after the home

• You are responsible for loss or damage caused during your stay by you or your guests, beyond normal wear and tear.
• Any security deposit or damage protection that applies is shown when you book.
• Please tell us straight away about any damage, breakage or problem with the home so we can put it right.

Amenities and safety

Our homes include amenities such as hot tubs, fire pits, games rooms, sports courts and outdoor spaces. Please use them responsibly and follow any instructions provided. Children must be supervised by an adult at all times. Amenities are used at your own risk. We maintain them carefully, but cannot guarantee that every amenity will be available at all times. If something isn’t working, contact us and we will do our best to fix it promptly.

Our responsibility

We take care to describe each home accurately and to keep it clean, safe and in good working order. To the extent allowed by law, we are not responsible for loss of, or damage to, your personal belongings, or for events outside our reasonable control (such as severe weather, utility outages or local works). Nothing in these terms limits any rights you have under applicable law.

Using this website

The content of this website, including text and photos, belongs to Urban Smith Stays or is used with permission. You may not copy it for commercial use without our consent. Availability and prices shown on the site may change until a booking is confirmed.

Governing law

These terms are governed by the laws of the State of Texas, United States.

Changes to these terms

We may update these terms from time to time. The version in force when you book applies to your stay.
